Experienced Colorado Property Management Reduces Ownership Stress

We’ve seen many enhancements within the rental/property management industry and A Step Above Property Management continues to capitalize on new technology as it becomes available. Not only are we meeting the demands of the digital savvy tenants of today, we are also improving our internal processes to allow us to do more with less resources. A few of the changes implemented just this year include:
  1. Full electronic Lease process that includes digital applications, digital (and legally binding) signatures, instant deposit payment and auto tenant portal enrollment for future payments. From property showing to full Lease implementation routinely now happens within 24 hours and… we have more properties rented before previous tenants even vacate.
  2. We are now at 90% electronic Lease implementations. Do we still offer paper leases for tenants not quite comfortable with technology? Absolutely.
  3. Customizable mobile property inspections processed entirely on-site using a tablet/smartphone and electronically posted to the owner’s portal for access anytime.
  4. Tenant electronic payment and automatic posting to multiple accounts reduces time transferring security deposit funds to escrowed account while adhering to Colorado Real Estate Rules and Regulations.
  5. Skype showings! Our office does not rent properties sight un-seen for obvious reasons. For tenants moving from out of State this can be a real problem. Skype showings allow tenants to see the property and neighborhood and allows our office verify the tenant’s identity as well as confirm application information.
  6. COMING SOON – Virtual Property Tours! While A Step Above Property Management is ahead of the curve with Skype showings, Virtual Property Tours will provide proactive advertising through social media such as Facebook, You Tube and Google – the fastest growing advertising medium today.
As we continue to meet the demands of the e-generation as well as accommodating those who prefer a more tradition process, our goals are squarely focused on the property owner. Utilizing technology to reduce owner dispersement processing time, reduce tenant payment rejections, reduce vacancy time and reduce the risk of high cost tenants are the driving goals for the staff at A Step Above Property Management.

The property sales side of our business continues to capitalize on the same technological advancements as well as keeping current with the State of Colorado, Division of Real Estate’s Rules and Regulations. Our favorite quote by our Broker Owner, “every tenant is a potential owner and every owner is a potential seller” definitely hits the mark as the majority of properties that are sold through A Step Above Property Management have been sold to satisfied tenants.

As time goes by we like to pause and take a look at where we have been and where we are going. While there have been many opportunities and obstacles, we continue to grow year over year. The only constant in our industry is change and the ability to adapt to change is what allows us to provide the best service in property management and sales for the Grand Valley.
